Planning has its own rules but they are particularly unpredictable, open to interpretation and capable of being bent quite dramatically! Unlike building regulations, planning regulations are not hard and fast and they differ from one area of the country to the next. This is because planning involves local politics.
Planning decision making requires the interpretation of national and local planning policies by individual planning officers and by committees of elected councillors. The scope for inconsistencies between planners even in one authority is quite high – between different authorities it is huge. At Read Quality Building we have a team who would get involved in seeking planning permission on your behalf.
Option on the land
If you feel that you may well have a plot suitable for building on, then there is no harm in calling one of the team to assess the lands potential. Once a site visit has been conducted and depending on the suitability of the land, an option would be sought with the land owner. This would entail drawing up a legal agreement (at Read Quality Building expense) which allows time for permission to be sought. Once permission is granted the land is purchased at the agreed price.
Partnerships on the land
Another option would involve assessing the land and its potential and drawing up an agreement whereby one planning was sought and approval given the land owner would then allow Read Quality Building to start developing the land and as the houses were built would pay the land owner for the plot plus an up lift.
There are various ways that can be agreed, just call the office or fill in the contact us section today.
